Holly Springs, NC, Sep. 27, 2026 — Wake County’s median home price fell to $440,000 in August, down $18,500 from July, as both lending activity and real estate transactions slowed slightly across the county.
The county recorded 2,998 new real estate loans during the month, compared with 3,132 in July. Most activity remained in the traditional housing market, with 88% of transactions involving properties valued at less than $1 million rather than large commercial deals.
South Wake’s housing market held up relatively well. Holly Springs, Apex and Fuquay-Varina combined for 259 home sales in August, with a median sale price of $525,000.
Apex had the most activity, recording 141 sales at a median price of $631,500. The town’s highest-priced residential sale was a newly built home on Weston Farm Way that sold for $2.04 million.
Holly Springs recorded just 26 sales but had the highest median price of the three towns at $744,000. The most expensive sale was a home on Rambling Oaks Lane that sold for $1.115 million.
Fuquay-Varina remained the least expensive of the three markets, with 92 sales and a median price of $447,500. Its highest-priced residential transaction was a newly constructed home on Granary Farm Lane that sold for $1.124 million.
