Plan Ahead: What’s on the agenda for Tuesday’s (1/20) Fuquay-Varina (NC) Town Commissioners meeting
Water infrastructure, zoning changes, park funding, and development proposals headline Tuesday’s Fuquay-Varina meeting, with multiple items shaping growth and long-term planning.
Fuquay-Varina, Jan. 19, 2026 — The next meeting of Fuquay-Varina’s Board of Commissioners takes place on Tuesday, January 20th at 7:00 p.m. at 134 N. Main Street in Fuquay-Varina (map). The meeting agenda includes infrastructure actions tied to regional water supply, multiple zoning cases, park and recreation funding decisions, and several administrative and recognition items.
Here’s a breakdown of the key items residents should know about ahead of the meeting.
Major infrastructure actions
Sanford Conveyance Line: condemnation of easements
Commissioners will consider a joint resolution with the Town of Holly Springs authorizing the use of eminent domain to acquire permanent and temporary easements needed for the Sanford Waterline Conveyance Project.
The project will deliver water from the expanded Sanford Water Filtration Facility to both Fuquay-Varina and Holly Springs. Town staff report that negotiations with the affected property owner were unsuccessful, leaving condemnation as the only option to keep the project on schedule.
The resolution authorizes the Town Attorney to proceed with condemnation while ensuring the property owner is compensated at fair market value, as required by law. Funding for the easements has already been budgeted.
A separate resolution authorizing condemnation related to the Harnett County Waterline Project is also on the agenda, reflecting continued regional coordination on long-term water infrastructure.
Parks, recreation, and capital funding
Hilltop Needmore Town Park project closure
Commissioners will vote on closing out the Hilltop Needmore Town Park Community Center Project, which is now complete.
The project has a remaining balance of $1.65 million. Because the project was funded through voter-approved park bonds, those funds must be used for park-related purposes. Under the proposed ordinance:
$416,421 would be transferred to the Banks Road Park project
$1.23 million would be placed in the Capital Reserve Fund for future park facilities
Recreation fee-in-lieu: Harvest District subdivision
The Board will consider accepting a $280,000 recreation fee-in-lieu payment from the Harvest District subdivision.
Instead of dedicating land for park space, the developer is paying the fee allowed under Town policy. The funds will be directed to the South Recreation District to support future park improvements.
Zoning and development items
Zoning amendment: 1212 Rogers Road
This request covers about 12 acres at 1212 Rogers Road, currently zoned Residential Agricultural.
The applicant is seeking rezoning to:
Research Light Industrial – Conditional Zoning
Corridor Commercial – Conditional Zoning
The proposal would allow research, office, light industrial, and limited commercial uses. Conditions include buffering near nearby homes, restrictions on late-night operations, and limitations on loading areas.
Town staff recommends approval, citing consistency with the Town’s 2040 Community Vision Plan, particularly goals related to employment growth and transitional land uses.
Zoning amendment (first reading): 5800 Johnson Pond Road
Commissioners will hear a first reading for a rezoning request at 5800 Johnson Pond Road, covering about 8.5 acres.
The proposal would rezone the property to allow up to 20 single-family homes under a Residential Medium Density, Conditional Zoning designation. The development, known as Woodcrest, includes design standards for housing appearance and layout and is consistent with the Town’s long-range land use plan.
No vote is expected at this meeting.
Zoning amendment (first reading): 2228 N. Main Street
A separate zoning request involves 2228 N. Main Street, a 1.44-acre property currently zoned Office & Institutional.
The applicant is requesting rezoning to General Commercial – Conditional Zoning, which would allow a broader mix of commercial uses while specifically prohibiting bars, breweries, automotive sales, and adult-oriented businesses. The item is being introduced for first reading.
Budget and administrative items
Police Department budget amendment
Commissioners will consider a $12,476 budget amendment to appropriate insurance proceeds for Police Department equipment or vehicle replacement.
Employee recognition
Two recognition items are on the agenda:
Police Department: Lieutenant Jonathan Wells and Sergeant Joshua Starkey will be recognized for completing the NC Justice Academy Leadership Institute.
Public Works Department: Employees will be recognized for earning Roads Scholar and Master Roads Scholar certifications, reflecting advanced professional training.
