September 2025 Local Market Summary
Holly Springs, NC, Nov. 25, 2025 — The housing market across Holly Springs, Apex/New Hill, and Fuquay-Varina remained robust in October 2025, with a total of 313 transactions recorded. According to Wake County Government real estate records compiled on November 23, 2025, the average sale price across the three areas was $614,329, while the median sale price was $565,000.
By area:
Holly Springs saw 47 transactions, with an average price of $601,638 and a median of $576,000.
Apex/New Hill led the region in volume, closing 150 transactions, with an average of $641,920 and a median of $600,500.
Fuquay-Varina recorded 116 transactions, averaging $583,793 with a median of $530,000.
October’s real estate sales reflect more than steady transaction activity; they highlight how South Wake County continues to strengthen its position as one of the Triangle’s most attractive places to live, work, and invest.
In Holly Springs, October’s approval of the incentive agreement for Ypsomed’s first U.S. manufacturing facility underscored the town’s growing advanced-manufacturing and life-science footprint.
In Apex, progress within the Veridea district, including movement on early residential phases and planning work tied to the future NC Children’s health campus, continued to shape one of the region’s most closely watched mixed-use projects.
And in Fuquay-Varina, October included forward steps on new downtown-area mixed-use rezonings that support the town’s long-range goal of creating a more walkable, vibrant, investment-ready core.
