Holly Springs, NC, Aug. 6, 2025 — Analysis of Wake County real estate property data for the South Wake housing market—covering Holly Springs, Apex, and Fuquay-Varina—has revealed a sharp drop in July sales compared to a year earlier, signaling a cooling phase after an unusually hot summer in 2024. Area‑wide sales fell nearly 60%, from 366 homes in July 2024 to 148 this year. This steep decline contrasts with the national market, where year‑over‑year sales were relatively flat, and reflects the comedown from last year’s elevated activity levels.
Despite fewer transactions, prices remained resilient in much of the region. The overall South Wake median sale price rose 4.6% from $555,000 to $580,500, though the average dipped slightly from $618,114 to $599,642, suggesting a shift in the mix of homes sold.
Holly Springs saw the most dramatic change—sales plunged 91% (75 to 7), but prices soared. The average rose from $705,060 to $793,157, and the median jumped from $700,000 to $859,600, indicating activity concentrated at the high end.
