January 2026: Top Real Estate Sales For Holly Springs (NC), Apex, Fuquay-Varina
Home prices in Holly Springs stayed elevated while Apex and Fuquay-Varina saw steadier, mid-tier activity as South Wake entered the year with firm demand and limited inventory.
Holly Springs, NC, Feb. 23, 2026 — Wake County’s housing market cooled slightly in January, but home values in South Wake remained relatively strong — particularly in Holly Springs, where higher-priced sales continued to lift local averages.
Countywide, the median real estate price dipped modestly to $450,000, down $5,000 from December, as transaction volume slowed following the typical year-end surge. Total deed activity fell from 3,104 in December to 2,122 transactions in January, signaling a seasonal slowdown rather than a structural shift.
In southern Wake communities, however, pricing trends told a different story.
Across Apex, Fuquay-Varina, and Holly Springs, 127 residential homes sold in January. Apex and Fuquay each recorded 55 closings, while Holly Springs saw just 17 sales — but at notably higher price points.
The median January sale price in Holly Springs reached $625,000, far above both Apex ($463,000) and Fuquay-Varina ($422,000), and well above the countywide median. The town’s higher average sale price of roughly $634,000 reinforces how continued growth, newer housing stock, and limited inventory are helping support stronger home values locally.
Meanwhile, Wake County lending activity also eased in January, with 2,466 deeds of trust recorded, down from December’s level. That decline reflects both fewer sales and reduced refinancing activity after the holiday period.
For South Wake residents, the January numbers point to a market that is cooling in pace but not in price. Limited inventory, continued population growth, and steady development activity across Apex, Fuquay-Varina, and Holly Springs suggest demand remains firm heading into the spring selling season.
Whether more listings emerge in the coming months will largely determine if prices stabilize — or continue their upward trajectory in one of Wake County’s fastest-growing corners.
