Fuquay-Varina (NC) Board Approves Rezoning of 2228 North Main Street, Supports Continued Commercial Use
Conditional zoning supports two small businesses, limits future uses, and keeps a long-standing commercial site active along the North Main Street corridor
Fuquay-Varina, Feb. 4, 2026 — The Fuquay-Varina Board of Commissioners has approved a rezoning request for property at 2228 North Main Street, clearing the way for continued commercial use of a long-standing business site along the U.S. 401 corridor.
The rezoning changes approximately 1.4 acres from Office and Institutional (OI) to General Commercial Conditional Zoning (GC-CZD) under case REZ-2025-15, a move town planners said aligns with surrounding development and the property’s historical use.
What the rezoning allows and restricts
While the General Commercial district typically permits a wide range of uses, the property owner opted for conditional zoning, which narrows permitted uses and provides additional oversight.
According to application materials, the rezoning is intended to support two small businesses, an insurance office and an antique store, while limiting future uses through the conditional zoning framework. No site-specific development plan was submitted, meaning any future changes to the property would still require review under town code.
Planning staff noted the site is already surrounded by commercially zoned properties and has long functioned as a business location, making the zoning change consistent with existing conditions along North Main Street.
Consistency with town plans
Town planning staff found the request consistent with Fuquay-Varina’s adopted land use plans, which encourage commercial activity in established corridors while limiting impacts on nearby residential areas.
The Planning Board unanimously recommended approval before the case advanced to the Board of Commissioners. No residents spoke in opposition during either public hearing.
Applicant: businesses moving into town
During the Board of Commissioners meeting, the applicant explained that the rezoning was driven by a desire to relocate existing businesses into Fuquay-Varina rather than operate elsewhere.
“As most of you know, it’s out on 401 where the old cattlemen’s association used to be,” the applicant said. “The rezoning has come about mainly because they’re moving their businesses into town.”
Commissioners approved the request unanimously following the close of the public hearing.
What comes next
The rezoning does not authorize new construction or redevelopment on its own. Any future building changes or expansions would require separate approvals, including site plan review, to ensure compliance with town standards.
For now, the decision allows the property to remain in commercial use under conditions that limit intensity and preserve compatibility with surrounding development along North Main Street.
