Holly Springs, Mar. 22, 2026 — The South Wake housing market outperformed broader Wake County benchmarks in February, particularly at the higher end.
Across 78 total sales, the combined South Wake median sale price reached $575,000, well above the county median of $450,000. The average sale price came in at $629,872, reflecting the impact of higher-end and acreage-driven transactions.
Apex and New Hill led the region with 44 sales, a median of $645,000, and an average of $697,818, supported by larger homes and luxury transactions.
Fuquay-Varina recorded 30 sales, with a median of $510,000 and an average of $539,200, offering a broader mix of price points and more relative affordability.
Holly Springs recorded just 4 sales, with a median of $557,500 and an average of $562,500. That is too small a sample to draw firm conclusions about overall demand.
